Downtown Austin's high-rises cluster into a few distinct pockets. The Market District, home to Fifth & West, sits just north of it, steps from the Whole Foods flagship and the Shoal Creek trail. The Rainey Street district to the southeast, with 70 Rainey and 44 East, trades on its lakeside location and nightlife. The Seaholm District rounds out the west side near Lady Bird Lake and the Central Library.
How to buy a downtown high-rise condo
Buying a high-rise condo is different from buying a house. You are buying into a shared association, so the building's finances matter as much as the unit: lenders scrutinize the HOA budget, reserves, owner-occupancy ratio, and insurance, and some loans require the condo project to be approved. Pricing is line specific and floor specific, so a building average only gets you so far. The two things that protect you are a lender who knows downtown towers and an agent who tracks how each building actually trades.
- Compare buildings on price per square foot, age, amenities, and HOA dues, not price alone
- Read the resale certificate, budget, and reserve study before you commit
- Budget HOA dues and property taxes into your monthly number from the start
- Tour at different times of day to judge light, noise, and views
I represent buyers across all of these buildings and can pull current and recently sold comps for any tower, line, or floor so you are comparing like for like.
